Should a carpenter visit my Kanata house before quoting a wall removal?
A site visit before quoting a wall removal is worth arranging. A carpenter looking at the wall in person can check what is above it, trace where loads travel, and see what is hidden inside the wall before any numbers go on paper.
Here is what a visit lets the carpenter assess that a photo or a description cannot:
- What is directly above the wall on each floor, and whether the ceiling joists run parallel or perpendicular to it.
- Whether existing posts, beams or columns nearby suggest how the house is framed.
- The condition of the floor and ceiling on both sides, which affects how patching is planned.
- Access for temporary supports and for the new beam, including stairwells, hallways and ceiling height.
- Plumbing, electrical or HVAC that may run through the wall, which other trades will need to address before framing work begins.
For a wall removal, a fair written quote covers design (a qualified, registered designer with a BCIN, an engineer, an architect, or you for a house you own), the building permit, temporary support, materials, labour, patching and finishing, and disposal. Ask each carpenter whether the visit is part of their quoting process, and ask them to confirm in writing what the quote includes and what would change it.
