What to Check Before You Hire

  • A written contract: under the Consumer Protection Act, 2002, a direct agreement over $50, such as one signed at home, must be in writing, and you can cancel it within 10 days of receiving your copy
  • If the contract includes an estimate, the final bill cannot exceed it by more than 10 per cent
  • Whether your job needs a building permit: ask the City before work starts, and agree in writing who applies for it
  • If a load-bearing wall is coming out, who designs the beam: a qualified, registered designer (BCIN), an engineer or an architect, or you, for a house you own
  • In an older home, how old paint and plaster will be tested before anyone sands, cuts or removes them
  • A WSIB clearance: not required for work on the home you live in, but you can ask for one; on a rental property that exemption does not apply
  • We do not screen or verify contractors, so check these yourself before you sign

Heritage and Older Homes On a designated heritage building or one in a Heritage District Overlay, the City's permit exemptions do not apply, so contact the City even for a same-size door. In a heritage conservation district, interior work needs no heritage permit; on an individually designated house, check the designation by-law with City heritage staff, because some protect interior features.
