Door frame out of plumb in my Westboro house, what gets checked?
An out-of-plumb door frame can come from several different places, and the right fix depends on which one is the cause. A carpenter will work through a short checklist before touching anything.
The frame itself is the first stop. The carpenter checks whether the jambs are twisted, bowed or simply set out of plumb when the house was built. Sometimes the fix is as straightforward as shimming the jamb back into line and resetting the stops.
The rough opening comes next. If the king studs or trimmer studs beside the frame have moved, the frame follows them. The carpenter checks whether those studs are plumb, whether the header above is level, and whether the rough opening is still square. A racked opening can mean something in the wall framing has shifted.
The floor and the threshold get looked at too. A floor that has settled or deflected can push the bottom of a frame out of line even when the wall above is fine. The carpenter checks whether the floor is level across the opening and whether the subfloor under the threshold has any give.
In a house with plaster walls the carpenter will also look at the wall itself. Plaster can hide framing that has dried, compressed or been cut at some point. If the wall has been opened before, a previous repair may have left a stud short or a plate notched in a way that lets the frame drift.
The door's behaviour tells the carpenter a lot before any measuring starts. A door that swings open on its own points to the frame leaning one way; one that swings shut on its own points the other. A door that binds at the top corner on the latch side can mean the hinge side of the frame has dropped. The carpenter reads those clues and then confirms with a level and a square.
If the frame is out of plumb because the wall framing has moved rather than just the jamb, the scope of work changes. Sistering a stud, replacing a trimmer or addressing a plate issue is structural framing repair, and that is a different conversation than resetting a jamb.
If the fix means resizing the opening, the City of Ottawa lists "enlarging or relocating a window or door" as permit work, and the 2024 Ontario Building Code (Table 9.5.5.1.) sets the door sizes a doorway in a dwelling unit must accommodate. The carpenter is the right first call here, because the cause determines the fix, and you want someone who can read the framing before deciding whether the job stays cosmetic or goes deeper.
