Interior Door Replacement in Ottawa: What Each Line on the Quote Pays For

We found one published price list for interior doors, and it was from outside Ottawa, so there is no fair range to give. Here is what you pay for instead, in order. ottawa.ca exempts "Replacing doors or windows (provided they are in the same size opening)", while "enlarging or relocating a window or door" is on its permit list, and only then does the fee below apply. Entry and patio doors are exterior work and are not covered on this site.

Interior doors and frames: what a quote pays for, in order

  1. Measuring the opening

    What it is
Measuring the rough opening, the wall thickness and the swing.
    On the bill because
Doorways in a house are framed to take at least the door sizes in Table 9.5.5.1.: for example 760 × 1 980 mm for rooms the table does not name, and 610 × 1 980 mm for a bathroom or a walk-in closet.
    Ask for it itemized
The door size and swing the quote is for.

    OBC 9.5.5.1.(1); Table 9.5.5.1.

  2. Taking out the old door

    What it is
Removing the old slab, and the frame and casing if they are being replaced.
    On the bill because
Keeping a sound frame and hanging a new slab in it is a smaller job than replacing the frame as well.
    Ask for it itemized
Whether the frame and casing stay or come out, and whether disposal is included.
  3. Door and hardware

    What it is
The slab or pre-hung unit, the hinges and the latch or lockset.
    On the bill because
A slab alone and a door that comes hung in its own frame are different products, and hardware is a separate choice. Glass in an interior door falls under the Code's section on glass.
    Ask for it itemized
The door, frame and hardware listed apart from labour.

    OBC 9.6.1.1.(1)(a)

  4. Framing a wider or moved openingOnly if the opening changes

    What it is
New framing where the opening changes size or position.
    On the bill because
In a loadbearing wall, the lintel over a new opening is designed to carry the loads above to the studs beside it. In a non-loadbearing wall, 38 mm material the same width as the studs frames each opening. No lintel size is given here.
    Ask for it itemized
Whether the quote assumes the opening stays the same size.

    OBC 9.23.12.2.(1); 9.23.12.1.(1)

  5. Permit and inspectionOnly if the opening changes

    What it is
The City's permit for the new opening and the inspections that come with it.
    On the bill because
Enlarging or relocating a door is on the City's permit list. Inspections are booked 48 hours ahead.
    Ask for it itemized
Whether the permit is in the price when the opening changes.

    ottawa.ca, building permit projects

  6. Casing and stops

    What it is
The trim around both faces of the frame and the stops the door closes against.
    On the bill because
Casing is fitted after the door hangs true, so it is labour of its own.
    Ask for it itemized
The casing profile, and whether it is matched to the trim already in the house.

City permit feeOnly if the opening is enlarged or moved

Ask before you sign

  • Whether the price is per door, per opening, or per pair for double doors.

Quick answers

Do I need a permit to replace an interior door in Ottawa?

Not for the same size opening: ottawa.ca exempts "Replacing doors or windows (provided they are in the same size opening)". Enlarging or relocating a door is on its permit list. On a designated heritage building or in a Heritage District Overlay the exemptions do not apply.

How wide must a bedroom doorway be?

Table 9.5.5.1. has no bedroom row, so a bedroom falls under rooms not mentioned: its doorway takes at least a 760 × 1 980 mm door. A room off a 710 mm hallway may use 610 × 1 980 mm.
