Painted on site or in a shop, how are Ottawa built-ins finished?

Question

Painted on site or in a shop, how are Ottawa built-ins finished?

Answer from Carpentry IQ

Site-painted and shop-finished built-ins each have a place in Ottawa homes, and the right choice depends on the piece, the space and what the carpenter proposes.

A carpenter who builds and finishes in a shop can control dust, temperature and humidity in a way that is harder to manage inside a lived-in house. Doors, drawer fronts and face frames can be sprayed or brushed in a controlled environment, then transported and installed. The trade-off is that any gaps between the built-in and the wall, ceiling or floor are filled and caulked on site, and those joints are painted on site regardless. So a shop-finished piece still gets some touch-up work after installation.

Site painting is the other path. The carpenter installs the carcasses, scribes them to the wall, fills nail holes and gaps, and a painter (or the carpenter, if finishing is in their scope) applies primer and topcoats in place. The result can be just as clean, but it takes longer because each coat needs to dry before the space is usable, and dust control matters more.

A few things worth asking the carpenter to be specific about:

  • Whether finishing is in their scope or whether you need to hire a painter separately, and what that handoff looks like
  • What product they propose for the topcoat, and whether it is brushed, rolled or sprayed
  • How they handle the scribe and caulk lines where the built-in meets the wall or ceiling, since those joints show if they are not done carefully
  • Whether doors and drawer fronts are finished before or after hardware is fitted
The answer also depends on the room. A built-in in a space that is still under construction can be finished on site with less disruption than one going into a finished bedroom or living room where dust and fumes are a bigger concern.

We found no Building Code rule that governs how a built-in is finished, and no City permit requirement tied to the finish method alone.

When you review the quote, ask the carpenter to break out materials, labour, and finishing as separate line items so you can see exactly what is covered and what falls to another trade.
