    What it is
    A drawing of the unit with its sizes, shelf spacing, doors and drawers.
    On the bill because
    It fixes what is being priced, so any change later is visible on paper.
    Ask for it itemized
    The drawing attached to the quote, and how many revisions it includes.
  2. Materials and hardware

    What it is
    Sheet goods, solid wood, edging, hinges, slides and pulls.
    On the bill because
    Material and hardware are separate decisions with separate costs.
    Ask for it itemized
    Materials and hardware listed apart from labour.
  3. Building it

    What it is
    Cutting and assembling the boxes, face frames, doors and shelves, in a shop or in the room.
    On the bill because
    Parts built in a shop are made away from the house and brought in; parts built on site are made in the room. Each changes how long the crew is in your house.
    Ask for it itemized
    Where the unit is built and finished, and how many days the crew is on site.
  4. Setting it into a wallOnly if recessed

    What it is
    Cutting into a wall cavity to set shelving back.
    On the bill because
    In a loadbearing wall, studs keep at least two thirds of their depth undamaged; in a non-loadbearing wall, at least 40 mm, unless the studs are suitably reinforced. If the wall is old plaster, have it tested before it is cut.
    Ask for it itemized
    Whether the wall is loadbearing, and what happens to the studs.

  5. Installation and scribing

    What it is
    Fixing the unit level and fitting it to walls, floor and ceiling that are not square.
    On the bill because
    Scribing to uneven surfaces is hand work done on site, after the unit arrives.
    Ask for it itemized
    How the unit is anchored to the framing.
  6. Finishing

    What it is
    Paint, stain or clear coat, applied in the shop or on site.
    On the bill because
    Where and how the finish goes on changes both the time and the result.
    Ask for it itemized
    The finish type, and whether touch-ups after installation are included.
  7. Lighting or outletsOnly if chosen

    What it is
    Wiring for lights or outlets inside the unit.
    On the bill because
    Wiring is a different trade from carpentry.
    Ask for it itemized
    Who does any wiring, and whether it is in this quote.

Built-ins and shelving appear on neither the City's list of permit projects nor its list of exempt projects. If building one in means opening or changing a wall, ask the City whether that counts as an alteration.

On a designated heritage building or in a Heritage District Overlay, the City's permit exemptions do not apply: contact the City first.
